Evaluating a portfolio or an individual asset requires an expert who understands the market, product type, and the operations of the properties. Unless you have operated real estate, it is impossible to provide a comprehensive and reliable analysis. Without operating experience, it is challenging, at best, to position an asset in its best light and optimize its value. Each asset has a story. Our job is to create that story.

Services Offered:

Securing & Preserving Entitlements:  When assets transition back to lenders, there are often portions of undeveloped land that may have a near and long-term value if properly planned and entitled.  Often, these issues are overlooked and the focus is only given to existing physical assets.  Our goal is to make sure that maximum value is achieved so that when the asset is sold to a new buyer, maximum value can be achieved.

Hold/Sell Scenarios:  When an asset transitions from borrower to lender, care must be given in properly underwriting all options that will maximize the value of the asset while minimizing the exposure to the lender. An appraisal does not accomplish this goal.  Our approach integrates capital requirements and risk to arrive at a solution that meets the needs of our clients. This objective can only be accomplished by a team that has actually developed managed and marketed real estate.

Capital Stack Evaluations:  In a plummeting market where lack of data exists to adequately value real estate, it is inappropriate to rely strictly upon appraisals.  Unless you understand how an asset operates, and how that asset resides within a given marketplace, it is difficult to arrive at a reliable assessment of whether a given traunche in an asset capital stack has any remaining value.  

Development & Construction Completion:
 Since many of our team members come from a development background, we have the ability to assist our clients in completing unfinished projects.  This includes buildings that may currently be under construction, or new project phases that may need to be developed in the years ahead.  We provide these services on a fee basis.

Asset & Portfolio Strategies:
When a lender or capital partner finds themselves in a position where their operating partner can no longer perform at expected or contractual levels, our team can step in to help prepare and reposition individual assets and portfolios to maximize both enterprise and individual asset values.  
Designing a winning asset or portfolio strategy requires an expert who has designed and executed similar strategies many times over. Our national platform and network gives us the ability to provide boots on the ground when and where they are needed.

Asset & Portfolio Disposition Management:  Gearing up a disposition program requires human capital that has the experience, network and talent to design and manage a comprehensive disposition program. Although we do not perform brokerage services, we can design, execute and manage the disposition program.  We will hire and supervise the marketing teams to assure consistency in approach, process, and execution, thereby maximizing results.

Receiverships:  When an asset needs to be transitioned from the borrower to the lender, we can assemble the right team of internal and external experts to assure that the receivership is properly performed.  Within California, we have aligned with a firm that will perform the receivership activities. Outside of California, we will utilize our own internal resources to perform receivership services. 

Lender Work-Outs:  On larger assets, it is common to find multiple lenders who have financial interests in a given asset. When an asset is returned to the lender consortium, we will work with this team to rapidly stabilize and reposition the asset for ultimate disposition.  These services could include, development services, construction services, asset management services, property management services and marketing services.  We will spearhead and coordinate all of these activities on behalf of the consortium utilizing internal resources and third-party vendors for various required activities.
