Creating a strategy for a problem asset

Background:
A major automotive manufacturer closed a manufacturing plant idling thousands of workers. The decision was made to close the antiquated facility and demolish the facility and commence investigation of environmental contamination and native uses. A commitment to the community was made to design a redevelopment scheme that would create jobs for the displaced automotive workforce. Challenge was that the market was considered a “demandless” market.

Activities Performed:
  • Complete a highest and best use analysis for the facility
  • Work with governmental and community officials to design a redevelopment plan that met the needs of the community
  • Design a redevelopment plan that met the needs of our client by minimizing the remediation costs through the design of uses that were complimentary with the necessary clean-up
  • Develop a comprehensive financial model outlining development costs, potential jobs created and potential project revenues that will result in a project that maximizes land values
  • Prepare a comprehensive plan that places client in a position of being a good corporate citizen in light of the plant closure.
  • Identify and prequalify potential developers and tenants for build-to-suit opportunities

Results:
  • Successfully developed a comprehensive plan that would maximize the client’s revenues.
  • Successfully identified a series of uses and opportunities that would create high paying jobs.
  • Successfully minimized environmental remediation costs by segmenting uses and encapsulating environmental challenges.
