Background:


An Institutional owner was seeking ways to raise capital.  They sold several business ventures including their local newspaper and cable business in order to raise capital.  Relative to their real estate holdings, they quickly determined that by converting over 200 commercial ground leases to cash, they could generate substantial cash reserves.  One of our Attentus consultants convinced the client that selling each lease individually would generate substantially more revenues than a portfolio sale.


Activities Performed:

 


  • Analyzed over 200  properties including office properties, industrial properties, free standing single tenant retail properties, golf courses, and marinas.
  • Developed a formula, utilizing a sophisticated program on Excel to develop pricing to meet the clients goals.
  • Assembled  a team of product experts  in all specialties to validate our assumptions, pricing for the market and rollout of the program.
  • Managed the marketing process on behalf of the client


 



Results:


Sold  95% of the portfolio at record cap rates in the face of a recession, therefore, achieving the greatest value to the client and raising an amount of capital far beyond the clients expectations.
