We complete a comprehensive due diligence process on each asset working side-by-side with our client's acquisition team.
Alignment of Financial Strategies: Unless an individual or firm has actually owned and operated real estate, few marketing agents understand the financial implications of a few pennies lost in a lease negotiation. Attentus works with the agents to educate them on how to "meet the market" without destroying the value of the real estate asset in the process. Tenant improvements, loan covenants, and profoma expectations need to be considered in every lease transaction. Once their is an understanding of the ownership position, probabilities increase dramatically for a more effective marketing campaign that will meet the owners' financial objectives.

The brokerage marketing model often limits the time a marketing team can commit to what was promised to the client creating an accountability void. At the same time, the real estate owner may not have the time or experience needed to effectively manage that marketing team. Attenus assumes that role on behalf of our clients assuring effective service delivery and desired marketing results.
